Protect investment
How to Choose a Property Management Company.
The first thing you should do is think about your goals.  If you want a buffer between you and your tenants then the property management company should have a 24 toll free number so tenants can call for emergency or regular repairs.
If you need to save time because of changing laws or your schedule gets busier and busier, a property management company should be able to take all the responsibilities out of your hands. They should be up to date on current landlord tenant laws. Quick and certain follow up on overdue rents and maintenance problems. Will the management company conduct thorough and complete background checks.
The background check should not only include credit check but even more important a criminal background and eviction check. There should also be copies of current pay stubs and former landlord  calls should be made
Quickly rent your property should a vacancy occur. How and where does the management company market properties for rent.  Will they meet prospective tenants at the property.   Will they advertise on the local multiple listing service. Will they equally share the rental commission with cooperating agents.  Do the have an online program to list available rentals with links on many web sites.  Empty rental units are a perishable commodity. Lost rent will never be replaced.
To protect your investment, the management company should do at least annual property inspections to make sure the property is kept neat and clean and no serious damage has occurred or there is no potential for damage. Make sure the management company provides you with current statements and/or provides an online service that enables you to check into your account and get rental history.
